Mr. Bard brings more than 36 years in real estate development and asset management experience in six major U.S. commercial markets. At SKB, he is responsible for the entire portfolio, which has totaled some 18.4 million square feet and typically averages over 7 million square feet of retail, office and industrial space. Prior to co-founding SKB, Mr. Bard served as Regional Vice President of Cushman & Wakefield’s Southeast, Atlanta and Mid-Atlantic region where he was responsible for 18 million square feet of retail, office and industrial space. The most notable of these projects included the Chrysler Technology Center, Chrysler’s 3 million square foot state of the art new product development center in Auburn Hills, MI and the Georgia Pacific Headquarters (1.2 million SF) in Atlanta, GA. Mr. Bard also served as the development consultant and limited partner in the 30-story Pacwest Center office tower in downtown Portland, SKB’s headquarters since its founding. The equity investors in Pacwest Center were Mitsubishi Estate and Morgan Stanley. Before that, Mr. Bard was Senior Vice President of Stein & Company in Chicago – developers of the United Center, AT&T Corporate Center and Comiskey Park. While managing the Stein portfolio of over 6.5 million square feet, he opened and operated under budget a 500,000 square foot building for the General Services Administration of the Federal Government for whom Stein & Co had constructed and guaranteed operating costs for two years. Mr. Bard earned his Bachelor of Science degree from the University of Notre Dame in Electrical Engineering and his Masters of Business Administration from Harvard University. Mr. Bard also served as a Nautilus class submarine officer in the U.S. Navy.


Michele H. Frank

Executive Vice President—Asset Management

As Executive Vice President for Asset Management, Ms. Frank directs the Asset Management department at SKB. She is primarily responsible for budgeting, cash flow management and strategic planning for assets and for overseeing property capital expenditures, leasing and financial repositioning for a portfolio of SKB properties. Ms. Frank also assists originating, underwriting, financing and closing investment transactions. Before joining SKB in June 2003, she had over seven years of management, leasing and due diligence experience. This included asset management for 1.1 million square feet of industrial and office product for the newly established Schnitzer NW entity. Ms. Frank also worked for Equity Office as a leasing representative where she handled the leasing for 1.3 million square feet, and as a project manager for Spieker Properties where she leased and managed 1.3 million square feet of office/flex project and was part of the due diligence team. Ms. Frank holds a Bachelor of Arts degree in Journalism from Boston University.


Stephen T. Wong

Senior Vice President—Asset Management

Mr. Wong joined SKB in 2003 as Senior Vice President and is responsible for asset management for a portfolio of assets and also assists in due diligence, acquisitions and dispositions. In 10 years with La Salle Investment Management, Inc. in the acquisitions and asset management groups in San Francisco and Portland, Mr. Wong managed and acquired properties in San Francisco, Seattle, Portland, Sacramento, Salt Lake City, San Jose, San Bernardino and Honolulu on behalf of pension fund clients. Product types included office and industrial; duties included hold versus sell analysis, supervising property managers and leasing agents, dispositions, asset reviews and valuations. Mr. Wong joined SKB from Harsch Investment Properties, Portland, where his responsibilities included sourcing, acquisition and disposition. He has engaged in some $500 million of commercial real estate activity, including underwriting, disposition and acquisition in a career spanning 13 years in the Western United States. Mr. Wong earned his Bachelor of Arts degree in Accounting/Finance and Industrial Engineering from Oregon State University. He received his Masters of Business Administration from The Wharton School, University of Pennsylvania.


Kathleen M. Schultz

Senior Vice President—Asset Management

As Senior Vice President, Ms. Schultz is responsible for asset management for a portfolio of assets and also assists in due diligence, acquisitions and dispositions. She brings 26 years of real estate experience in asset management, strategic planning, leasing, development, marketing, and brokerage. Ms. Schultz was a Senior Vice President – Business Development with Trammell Crow Company, responsible for asset management. As Senior Vice President – Regional Manager at Harsch Investment Properties, from 1995 to 2004, she was responsible for their Portland portfolio, plus assignments in Las Vegas, Sacramento, and Seattle. Her duties included setting up regional offices, hiring and supervising in-house management and leasing teams, and the repositioning, redevelopment and performance of 6.5 million square feet of office, industrial and retail properties. Ms. Schultz was also a Vice President for Quadrant, a Weyerhaeuser real estate development company (1984-1990); Senior Industrial Broker at Norris, Beggs & Simpson; and Vice President at Rees & Associates under contract with Copley Real Estate Advisors. Ms. Schultz has held board positions with the National Association of Industrial and Office Properties (NAIOP) and Building Owners and Managers (BOMA). Ms. Schultz attended the Pacific Northwest School of Art.


James V. Paul

James V. Paul
Vice President—Asset Management

As Vice President, Mr. Paul is responsible for asset management and also assists in due diligence, acquisitions, dispositions, accounting and special projects. Since joining SKB in October 2000, he has filled several positions including Financial Analyst, Senior Analyst and Vice President of Acquisitions and Dispositions. During his time in Acquisitions and Dispositions, Mr. Paul created the Firm’s cash flow, development and disposition models. He currently manages a 2 million square foot portfolio of office and industrial assets. Mr. Paul possesses seven years of experience in the real estate private equity industry and has underwritten more than 30 closed acquisitions totaling over $1 billion in value. He has a Bachelor of Science degree in Business Administration, with a Finance concentration, from the University of Oregon and is an Associate Member of the Institute of Real Estate Management.


Adrian M. Boly

Assistant Vice President of Asset Management

As Assistant Vice President, Mr. Boly is responsible for asset management and also assists in due diligence, investor reporting and acquisitions and dispositions. Upon joining SKB in June 2004, Mr. Boly was a Financial Analyst providing asset valuation, budgetary, leasing, strategic repositioning and disposition support for Asset Management. In 2006, Mr. Boly moved to Acquisitions and Dispositions, where he underwrote $175 million in closed transactions. Mr. Boly received his Bachelor of Arts degree in Political Science from the University of California, Berkeley. He is also a candidate for the Chartered Financial Analyst Level II examination.
